The buying process can be daunting with a number of stages which will be explained to you by our qualified staff at every step of the way.

When you have registered with us, it would be a good idea to have your finance arranged and if required a mortgage agreed in principle and possibly choose a solicitor that you would like to use(if you have not done any of this don’t worry, we can help).

When we have found you the property you are looking for and made an offer which has been accepted by the vendor, we will draw up a memorandum of sale which will include all the basic details and particulars of the agreed sale.

We will forward this to all parties involved in the transaction together with your respective legal conveyancers stipulating a transaction exchange time frame to complete matters.

In the meantime you and your mortgage company (if applicable) may need to have independent valuation surveys carried out, which we will be more than happy to entertain.

Your legal conveyancer will do most of the work but may need our assistance during the transaction which will be more than happy to provide.

Usually on exchange of contracts you will be expected to pay a deposit of 10% and set dates for completion. After exchange both the buyer and vendor are legally bound to the transaction.

Exchange should not take place until both parties solicitors are happy with the transaction and all searches and enquiries.

After exchange a completion date will be set at which time the buyer will pay the vendor the remaining money and solicitors will confirm that the sale has completed and the buyer is the proud owner of a new home.
