We use the latest technology to match individual needs and search criteria and if this fails we always revert to old fashion searching on your behalf.
If you find the property that you are looking for with us, first thing you will need to do is take it off the market and reserve it by paying a holding deposit of one weeks rent, which will go towards your security deposit (which is usually six weeks rent) this is non refundable should the tenant change their mind and not proceed with a property.
Once the property has been taken off the market and the landlord has agreed terms we will start the referencing process, prepare the tenancy agreements and work with the landlord to ensure that the flat is ready in time for the proposed start date of tenancy agreements.
When a holding deposit is paid the prospective tenant will get a subject to contracts receipt which will stipulate all outstanding items from the tenants together with a deadline for completion.
Items outstanding will also include five more weeks security deposit money and 1st month’s rent in advance (together with an administration fee)
Students or professionals with a low income will need guarantors or pay six month rent in advance.
All tenants will get one set of keys each and one copy of the tenancy agreement and inventory for all the tenants
All deposits will be protected in accordance with government legislation |
